Exclusive Agency Listing Contract Addendum
Seller(s) retain right to sell the property without paying a commission if the buyer was not introduced to the property by or use the services of a licensed Realtor. Exclusive Agency non-refundable fee of $469 includes listing the property on the Greater Louisville Association of Realtors Multiple Listing Service (MLS), and associated real estate websites such as Realtor.com, LouisvilleRealtors.com, LouisvilleHomeSearch.com, and individual brokerage & agent sites. The information to these sites is supplied from the MLS so display on specific websites will contain the contact information for the corresponding Realtor. No contact information is permitted in the property description or remarks. Offers written and submitted by a Realtor will be delivered to the listing agent, who will deliver the offer to the seller(s). Any offers obtained through the seller(s) efforts, not through a Realtor, may be handled by the seller(s). If seller(s) accept an offer not involving a Realtor, listing agent is to be notified within 48 hours of acceptance. Listing agent may advertise the property at his discretion including but not limited to: Internet websites, print advertising (HOMES Magazine, The Record), postcards. If buyer comes through the listing agent, the listing agent may serve as buyer's agent (disclosed dual agency) and earn the cooperating commission offered in the listing. Seller agrees to abide by KRS 324.117(4) as specified in Multiple Listing Contract. If seller violates the statute, and listing agent is fined for the seller's violation, seller agrees to pay fine. Listing agent will supply a yard sign with the brokerage information which has an area for the seller(s) to display contact information.
